Amendments Related to Redevelopment of Public Land

Boston Water & Sewer Commission Parking Lots

The purpose of the zoning amendments is to enable future phases of redevelopment of the Boston Water & Sewer Commission (BWSC) parking lots in Roxbury. This development will include affordable housing at a range of income levels and other community amenities as contemplated in the RFP released in spring 2024 as part of the City’s commitment to use public land for public good.

The draft amendments include: 1) rezoning a portion of the parking lots from Multifamily Residential to Newmarket Industrial Development Area (IDA) and 2) making the parking lots eligible for a Planned Development Area (PDA).

The draft zoning amendments are just one step in the process of redevelopment that started more than a year and a half ago in March 2023, with the disposition process and proposal selection, and will continue with Article 80 review of each potential project. Community Engagement

The Planning Department hosted a virtual public meeting on Tuesday, October 8 from 6:00 PM–8:00 PM.

The 30-day public comment period on the draft zoning amendments was open from September 17 until October 18, 2024. 
 

Planning & Zoning Division staff hosted two virtual public office hours on Thursday, November 7 from 11:00 AM- 1:00 PM and Friday, November 8 from 11:00 AM- 1:00 PM.

Upcoming Engagement

The draft amendments were reviewed and recommended for adoption at the November 14, 2024 BPDA Board Meeting. The next opportunity for engagement is a public hearing at the Boston Zoning Commission.
