The Planning Department is hosting an Impact Advisory Group (IAG) Meeting for the 639 Warren Street project located in Roxbury. The purpose of the meeting is to discuss the Project Notification Form (PNF) filed by the Proponent as well as next step in the Article 80 process. The meeting will include a presentation followed by Q&A and comments from the IAG, then the general public.
Please note that the purpose of this meeting is different from that of a traditional community meeting. As part of the development review process, IAG members work closely with Planning Department staff to identify the impacts of a project and recommend appropriate community benefits to offset those impacts. IAG meetings prioritize discussion between the project proponent (i.e. the developer) and IAG members.
639 Warren Street is a proposed new construction project from Madison Park Development Corporation for a currently vacant lot located at the corner of Warren and Crawford Streets in the Grove Hall neighborhood of Boston. The proposed building will feature a mixture of commercial and residential uses, including both homeownership and rental units, fully affordable to incomes ranging from 30-80% AMI (rental) and 80-120% AMI (homeownership). We are planning for a six-story wing of the building along Warren Street and wrapping into the interior of the property that will contain up to 54 rental units along with 2000 sf of ground floor commercial space. Along Crawford Street will be a three-story wing comprising nine units of affordable homeownership. This project will provide affordable housing to a total of 63 households near a dynamic commercial center with access to numerous transit lines (including bus and commuter rail), along with space for local businesses or nonprofit use.
