Eleven West Project to Bring 50 New Residential Units to South Boston

The Board approved the Eleven West project, formerly known as the Leachmore Point project, located at 11 West Broadway in South Boston. The project includes the construction of a new approximately 94,644 square foot, six-story building (69 feet) with 50 residential rental units (25 one-bedroom and 25 two-bedroom units) as well as approximately 8,230 square feet of street–level retail space. Six of the 50 units will be affordable. The project site was previously home to The Quiet Man, a 60-seat sit-down restaurant and bar, Reflex Lighting, a 4,540 square foot commercial office that specializes in commercial lighting, four residential apartments, and 26 parking spaces.


Total project cost is estimated at $23 million. The developer expects the project to create 450 construction related jobs and 50 permanent jobs between the retail and residential components. Construction is expected to start in the first quarter of 2011 with the retail space complete by end of 2011 and total construction complete by the first quarter 2012.The development team consists of Ronald Simons, President of Eleven West, LLC as the proponent; Nunes Trabucco Architects as the project architect; Marc L. LaCasse as the project attorney; and BSC Group, Inc. as permitting consultant/civil and site engineer/surveyor/transportation analyst.
