Proposed Redevelopment Project in the South End

Sep 29, 2011

Earlier this week, Trinity Northampton Limited Partnerships, an affiliate of Trinity Financial, filed a Letter of Intent with the BRA to redevelop the existing Northampton Square housing complex in the South End, including the construction of a new building. Fort Point Associates, Inc. is proposing an 800,000 square foot project that would rehabilitate the existing two towers and create a new one with underground parking.  In the Letter of Intent filed with the BRA, the developer proposes to convert the 29-story tower at 35 Northampton Street into a residential tower with 246 rental units and convert the existing 12-story tower at 860 Harrison Avenue into 122 rental units.  The proposal also calls for the construction of a 24-story residential tower with 200 rental units and a fitness center on Albany Street. The project site consists of an approximately 4-acre parcel owned by the Boston Public Health Commission (BPHC), which is bounded by Massachusetts Avenue, Albany Street, Northampton Street, and Harrison Avenue.  The existing complex was constructed in the mid-1970s and has two residential towers, a large parking garage, a BPHC office building, a retail component on Massachusetts Avenue, and a fitness center.
