44 Housing Units Proposed for the Innovation District

CFS Seaport LLC, an affiliate of Berkeley Investments, Inc, is proposing a mixed used renovation at an existing warehouse building at 381 Congress Street.

In plans filed with the Boston Redevelopment Authority this week the proposal calls for 44 new housing units, including 28 workforce units at accessible rent price points and 16 short term rental units for use as short-term employee residences supporting area businesses. The approximately 35,000 square feet of housing is planned for the upper four floors of the building.

Additionally, the plan proposes an approximately 6,000 square foot ground floor restaurant or retail space and a 1,200 square foot outdoor patio at the corner of Boston Wharf Road and Congress Street. Proposed amenities include Zip Car or equivalent on the premises, bicycle storage, rooftop garden planters, and direct delivery from community supported agriculture (CSA) service. The historic building is sited at a crossroads of future buildings planned for the expanding Innovation District. The proposal reflects the objectives of Mayor Thomas M. Menino’s Innovation District initiative by providing moderately priced, flexible and architecturally unique lodging options for artists, and those who will contribute to the city’s innovation economy.
