Landmark Center Phase III, one of Boston's largest Zero Net Carbon Buildings, is a joint venture between Alexandria Real Estate Equities, Inc. and Samuels & Associates Development, and is part of the larger Landmark Center Redevelopment Project. The new building will accommodate approximately 550,000 sf of office/life sciences uses and a 50,000 sf ground-floor Star Market grocery store.

The project is designed to achieve LEED Gold or better and Fitwell certification. The building utilizes hybrid space heating systems that prioritize efficient electric heat pumps to significantly reduce greenhouse gas emissions. Zero Net Carbon performance is achieved with ~37 kW of on-site solar PV and the commitment to purchase 100% renewable electricity (RECs) and offset any and all fossil fuel carbon emissions. These strategies result in a 42.6 % reduction in GHG and a 50.6% savings in site energy savings compared to baseline and a Building Energy Use Intensity (EUI) of 101 kBtu/sf-yr.
